Land Acquisition

We have land available for sale that is ready to build on. The land that we offer has to meet certain Criteria ………….

  • Good access to the villa
  • Electricity available nearby for connection
  • Water available for connection
  • Not within 100 meters of the water line as a building permit will not be issued (some circumstances exempt from this rule)
  • Angle of slope not more than 45 degrees or a building permit will not be granted
  • Wow factor

If our clients wish to buy in a certain location that is not part of our Portfolio then we have staff that can go to any location and source well priced land that meets your requirements.

We can recommend local, reputable and reliable legal people who can organise all the contractual documentation in regards to sale and purchase of land in Bali and can talk you through the methods for foreigners to obtain land in Bali.

We are happy and able to build in any location throughout mainland Bali.

The Building Process

  • process-design

    Design Phase

    When you have acquired your land and are ready to start the building process we can have our professional designers and consultants work with you to come up with a design that best suits you, and also suits the block of land that you have purchased. We have many different examples of building layouts that can be used as a template if you wish.

  • process-quote

    Pricing Phase

    As soon as the design process is complete we can then give you a price for this design based on our standard fittings and finish. Upgrades are available on request.

  • process-contract

    Contract Phase

    Once design and Pricing is complete the final plans will be drawn and a contract to build will be signed. At this stage a 10% deposit of the contract price will be paid to confirm agreement and the drawings will be submitted for IMB (Building license approval) This takes approximately 1 month.

  • process-building

    Building Phase

    When the building license is approved we can then commence building. At this stage a 25% payment of contract price will be made. When the foundations are completed we will then ask for another 20% payment of the contact price.

    At the time the roof is on and the walls are rendered we then ask for a 35% payment of the contract price. Upon the completion of the building, we will do a walkthrough. When the clients are satisfied with all works carried out we would then ask for final payment of 10%.

  • process-final

    Final Phase

    We offer a 12 month warranty on all our villas. This includes any machinery failure, cracks, leaks, door and window servicing. It does not include acts of god. We advise at handover of the property to take out building and contents insurance.
